For over a decade, our company has been supporting German property managers as a service provider for activities that do not require physical presence at the property.
We are specialized in the areas of property accounting, service charge reconciliations, data management, ESG/building certification and other back-office property management services.
IntelliWay Services assists property managers in taking care of repetitive and time-consuming activities so that they can concentrate on the core business - increasing the value of the properties.
IntelliWay Services GmbH (based in Frankfurt on the Main) is your contractual partner. All contractual conditions are based on the German law, including our liability insurance.
In 2023, the company was tasked with preparing service charge reconciliations for 1.010 properties, including 718 commercial and 292 residential buildings. These properties collectively encompass 40.197 rental units.
Additionally, IntelliWay Services managed the accounting for 1,017 properties using various ERP systems (such as SAP, Yardi, iX-Haus, Relion, Domus, etc.), processing approximately 211,000 individual documents.
In the PM Back-Office sector, IntelliWay Services supported property managers of seven shopping centers with lease data maintenance, invoicing, dunning, handling objections, indexing, reporting, tenant communication, and related tasks.
