Video: A look back at 2021 at IntelliWay Services by Alexander Atanassov, Member of the Management Board

2021 was a difficult year for IntelliWay, but also a very successful one.

Demand for various property management back office services has increased significantly. The pandemic has also strengthened our business model. In 2021 we had over 20 enquiries from major clients. As a result, we not only acquired new long-term mandates, but also practically doubled our client base. It includes both well-positioned German property managers and international investment companies with their own Property Management (PM) structures. The biggest challenge was the onboarding process, which had to be organised not only in terms of quality but also at very short notice. You need really good key account managers who can make this possible.

We continue to support our customers with service charge reconciliations, data management and validation, financial and property accounting, reporting and other qualified services that do not require a property presence. This also includes the topic of sustainability, which is becoming increasingly important. We support our customers by preparing sustainability data for various mandates - i.e. listing electricity, water, heat and waste consumption.

We were also able to further expand our services to relieve the burden on PM. These include first-level support for tenant enquiries and complaints, the coordination of repairs, the management of external service providers and support with the pre-assignment of vendor invoices in order to improve accounting quality.

We are pleased that we have laid the foundations for expanding our customers' and partners' personnel structures in 2021 with new customised, solution-oriented departments, thus ensuring the necessary flexibility to cover the personnel shortage.
