3 questions for Ms. Angelina Stanoeva, Sustainability Project Manager at IntelliWay

  1. Who is Angelina and why did you choose IntelliWay Services?

After graduating from High School, I studied Architecture in Germany. I obtained both my Bachelor's and Master's Degrees (in Architecture) in Düsseldorf. The start of my career also took place there. In the years to follow, I was able to gain extensive experience in the areas of (design and execution of) planning, construction and project management.

IntelliWay Services offered me the opportunity to work for a company with a German corporate culture, as well as to bring my architectural knowledge to the real estate industry and at the same time to be able to live in Bulgaria. So, I decided to return to my home country after 17 years and take over the management of the Sustainability Department at IntelliWay Services.

  1. How important is the sustainability certification of existing buildings for the real estate industry?

By evaluating the various sustainability criteria of a building, the inventory certification offers a good opportunity for comparison – to all investors, owners, buyers and operators or users. This increases competitiveness; sustainably improves the operation of the building and consequently reduces the operating costs, while increases the sustainability of the entire building. The regular testing required for re-certification can identify ways to save money and improve operations. The goals of a building certification are compliance to climate targets, reduction of maintenance, disposal and operating costs, as well as minimisation of repair costs and increase of building durability. Last but not least, we want to achieve good health and satisfaction of building users with the help of a building certification.

  1. How many properties has IntelliWay supported the sustainability process for so far?

IntelliWay Services eases its customers with nationwide existing real estate properties in the verification for the BREEAM – a sustainability certification, recently it was for 6 buildings in operation. In order to do this, a comprehensive building inspection and inventory were just as important and necessary as the extensive document research.

In order to create EPRA sustainability reports for 29 additional properties, IntelliWay Services was commissioned to check and analyse all primary documents. We were able to help our customers to prepare the relevant data.

Specifically, the consumption data of heat, water, waste and electricity for the years 2020 and 2021 were read. The share of renewable energies in electricity and heat for the years 2019, 2020 and 2021 was also defined. In addition, IntelliWay determined the way waste was disposed of, broken down into incineration, composting and recycling.

With the data obtained, the potential for improvement can be determined and then exploited.
